Built over an area covering 270 hectares, Bom Sucesso will contain 1,079 properties – a mixture of villas and townhouses – in different phases. 601 units (333 villas and 268 townhouses) were built in the current phase – 70 per cent of which are already sold, and 478 units (199 villas and 279 townhouses) are planned for the future. A hotel with a spa, an 18-hole Championship golf course, a large ecological reserve and an unparalleled range of facilities and amenities, including a design museum, compliment the properties. Location
Bom Sucesso is located in Óbidos, Portugal, on the Silver Coast. Just 50 minutes away from Lisbon, the resort is served by a set of recently completed motorways, making it easily accessible.
Visited by tens of thousands of tourists annually, the medieval town of Óbidos is one of Portugal’s classic walled cities, and much loved by the 13th century Queen Isabel de Aragon who was presented with it by her husband King Dinis. Since then, up until the 19th century, every Portuguese queen was given Óbidos as a wedding gift.
The 14th century castle is now a magnificent posada and an excellent place for a meal. A famous chocolate festival is held here annually, attracting countless foreign visitors . Nearby Beleza Moreira, is the site of a recently discovered Roman ruin.
Fantastic countryside and some of the most beautiful beaches of the Atlantic are added attractions, making the Silver Coast a popular holiday hotspot.

Getting there
A wide range of flights are available to Lisbon from the UK on a daily basis. Flight times are around two hours and forty minutes and airlines include British Airways, easyJet, TAP, BMI Baby and Monarch.
Cars can be hired from Lisbon airport and it takes about 50 minutes to drive to Bom Sucesso.

Golf
An 18-hole Championship Golf course stretches along the length of Bom Sucesso, providing the backbone for the resort. Designed by the world-renowned architect Donald Steel, the Golfe das Oliveiras course is projected to open in the spring of 2008. The tee for the tenth is on the hotel roof – truly an unusual and spectacular hole.
Free golf membership is available to all property owners. It was constructed by Nigel Ely, currently the Chairman of the British Association of Golf Course Constructors, a fact which offers guarantees of flawless quality at an international level, in line with the rest of the resort. It is a PAR 72 golf course with an area exceeding 600 thousand sqm; the first nine holes are played on a level part of the terrain while the second nine are located on uneven terrain, and are therefore quite spectacular.
Bom Sucesso has signed reciprocity agreements with a number of other Portuguese golf clubs giving owners a number of courses to play.

The Bom Sucesso Card
All property owners are entitled to a Bom Sucesso Card, a membership club that provides discounts and other privileges through a range of agreements. A vast number of services, restaurants, shops, golf courses and leisure
facilities have joined the scheme, meaning that members will be able to take advantage of a range of great service and deals throughout Portugal.
The Developer
ACORDO, a firm which acts exclusively in the property and tourism market, is the holding company of Bom Sucesso.

Masterplan
The masterplan was created by world’s leading architecture firm specialising in resorts, WATG (Wimberly Allison Tong & Goo), and a group including 23 renowned architects.
Villa plots

Villas are available at Bom Sucesso on a design and build basis. The plots for villas range between 700 and 3,000 square metres. Prices vary according to location and the architect designated to that particular project, but start from €500,000 for a three-bedroom villa.
Three-, four- and five-bedroom villa designs are available to choose from and the price quoted includes both the plot and the build cost. Landscaping and private swimming pools, of which there is room for one on every plot, are optional extras.
Over 90 per cent of the villas have just one floor, in order to maximize sunlight and views.

Townhouses

A range of townhouses are also available at Bom Sucesso but, unlike the villas, these are only available for purchase once building is completed. Prices for townhouses start from €250,000 for a one-bedroom unit.
All townhouses share communal gardens and a swimming pool, but they will each have a private courtyard.
With a maximum of two floors, the townhouses are available in one-, two- and three-bedroom models – some with covered parking or a private garage.

Building Specifications
Bom Sucesso aims for quality and safety and so, in order to assure the best possible product, developer ACORDO has assumed responsibility for the construction of every single property. Although the work will be executed by independent contractors, the supervision of the construction work will always be assured by ACORDO, in order to guarantee the conformity and observance of both resort and legal regulations.
Generic Building Specifications:
. The structure of the property will be made up of reinforced concrete, pillar and concrete girders, with the vertical flooring structure also in reinforced concrete (either cavity or solid)
. The exterior walls will be constructed in brickwork with cavity walls and the cavity partially filled with thermal insulation material. The exterior will be rendered and painted
. The windows will have aluminium frames and will be double glazed
. The interior walls will be constructed using cavity bricks rendered and painted
. The flat roof will be thermally insulated and sealed with asphalt tiles with an organic covering (probably grass)

Finishings:
. Gas central heating or air conditioning (depending on the project)
. Kitchen equipment including: refrigerator, oven, ceramic hob, microwave oven, extractor fan and dishwasher

Furniture packages
. Furniture packages are available for the townhouses under a Rental Pool Management Agreement. There is a standard package for each group of townhouses selected by ACORDO. These packages are of a fivestar standard approved by the Portuguese Tourism Directorate. Package costs are included in the total price of the townhouse starting from around €25,000 + VAT for a two-bedroom townhouse and €30,000 + VAT for a three-bedroom townhouse. The package comprises fully equipped Inox kitchen (fridge/freezer, ceramic hob with touch control device, auto-clean oven with telescopic grill, a microwave, dishwasher and kitchen utensils including glass ware, crockery and cutlery), quality furniture throughout, a sound system, black outs on the bedroom windows. There will also be hairdryers in the bathrooms.

. Furniture packages are not standard for villas. However, purchasers can buy a package similar to that of the townhouses. The villa may be associated under the Vacation Investment regime. This is a popular option for owners who want a freehold purchase and are planning to spend a substantial amount of time at their Bom Sucesso home, but who also want the benefit of international marketing campaigns to maximise the rental revenue potential of their property when they are not using it. For villas under a rental agreement, it is compulsory to purchase the standard furniture approved by the Tourism Board. Prices for the villa packages are €35,000 + VAT for a three-bedroom villa, €40,000 + VAT for a four-bedroom villa and €45,000 + VAT for a five-bedroom villa.

Running costs
. ACORDO has estimated the monthly running costs for the townhouses will vary between €150 - €200, depending on the size of the townhouse. This includes general maintenance of the resort, 24 hour security, treatment of common green areas, cleaning, maintenance of fencing, roads, public lighting, bus shuttle service, beach maintenance, reception, refuse collection, legal reserve and administration fees.
Management and administration will be done by ACORDO.
. For the villas, the general maintenance cost may vary from €220 - €290 pcm depending on the size of the villa. Villa owners will also need to maintain the garden area and swimming pool, estimated at around €150 pcm. These services can be provided by the resort.
. There is also a municipal tax to be paid annually which is 0.5% over the value of the property.
Sustainability
. All villas and resort buildings will be roofed with grass and adorned with climbing plants. Each garden will be part of a carefully planned landscape project.

. Over 10,000 trees can be found at Bom Sucesso, over ten per cent of them olive trees – some of them over a thousand years old
. Land use density will be around 7%, with construction covering just 6.5% of the total area
. Preservation of natural resources has been the highest priority in the conception and construction of the golf course, in everything from structural decisions to the smallest details. Irrigation water will be drawn from the three lakes built in the resort with a minimal transport distance. Weather forecasts obtained by site stations dictate irrigation needs and so they are scientifically determined and kept at the lowest possible levels
. Grass species have been carefully selected. In the tees, fairways and roughs the selected species – festuca – has low irrigation needs. In the construction of the buggy paths draining materials have been applied. The result is a golf course which recycles its water back to surrounding ecosystems
Project of National Interest
Bom Sucesso is considered to be a “Project of Potential National Interest” by the Portuguese Investment Agency.
This government agency was created in 2005 in order to promote and support those large investment projects which are important to the Portuguese economy.
The recognition of Bom Sucesso as a Project of Potential National Interest represents the confirmation of the public awareness in the development, a fact which results directly from its innovative significance.
Although due largely to the involvement of some of today’s best contemporary architects, there are other equally important aspects that contribute towards the innovative nature of the resort, including the quality and number of facilities and privileged location.

Inspection trips
Bom Sucesso offers inspection trips which include collecting clients from Lisbon airport and a tour along the Silver Coast, Óbidos, the beach, and of course, the Bom Sucesso development and sales office where details and plans of the different projects are displayed. Prospective buyers are also invited to visit the exact location of each plot or villa. Bom Sucesso usually invites clients to have lunch at the beach. Clients often take the chance to spend the remainder of the weekend visiting Lisbon or the Silver Coast area.
Bom Sucesso does not support the costs of flights or accommodation but it does have good corporate rates at the five star Meridien Hotel in Lisbon €120 or €80 in a guest house in Óbidos.
Flights from London to Lisbon can be found for €220 return.
Finance
Bom Sucesso has agreements with mortgage providers BES, CGD, Barclays, Caixa Galicia, BBVA and Millennium BCP. Many of these institutions have offices in London.
Payment terms
The payment process starts with a deposit of €5,000. After this reservation fee is paid, there are 30 days to exchange papers and sign contracts – the buyer has eight days to renounce without any losses. After that, the process is different for plots and townhouses:
Payment terms for a townhouse:
. 15% of the price at exchange
. 25% six months after construction begins
. 60% with the execution of the public deed
Payment terms for a plot:
. 20% of the price at exchange
. 15% of the price six months after the initial payment
. 15% of the price six months after the second payment
. The remaining 50% is due with the execution of the public deed, 18 months after the exchange of papers
In relation to the construction of villas, the buyer must pay for the construction license when it is issued, followed by 15 equal consecutive monthly instalments – the first of which is due 15 days after the payment of the Construction License. This first instalment shall coincide with the start of the construction work by the contractor.
The value of each payment is determined by the division of the total construction price into 15 monthly instalments.
VAT is due over construction price.

Selling
Clients are free to put their property on the open market. However, Bom Sucesso can arrange the re-sale of resort properties, making full use of the resort’s international sales network in several European countries, including the new London showroom. Clients will pay a commission over the sales price.
Healthcare
There is a doctor on-site who is available through appointments at the Medical Service Office near reception. Bom Sucesso offers a medicine delivery service to residents. In case of emergency there is a helipad inside the resort area. The nearest hospital is located in Caldas da Rainha, 15 km from the development, which offers an emergency service. There is also a smaller hospital in Peniche, with no emergency service, 10 minutes from the resort.
