have combined forces to assist customers to market and re-sell their properties on the golf resorts in the Murcia region. You can now enjoy the benefits of combined marketing between these two leading companies.

With three show homes on the Polaris Resorts and others planned we have to be your number one choice when it comes to selling your property. We have staff on-site at all times constantly showing prospective purchasers both off plan and re-sale properties. Our presence on the resorts is very strong and we pride ourselves in high levels of customer care.

Our marketing is second to none which includes extensive advertising and optimisation with all the prime search engines such as, Google, Yahoo, Google Spain, MSN, Rightmove Overseas and various other property portals. Further marketing includes overseas property and in-flight magazines and exhibitions. We also have a large referral network of agents in different countries. Our ‘For Sale’ boards are in prime positions on all the resorts. Make sure your property is seen!



Our unique listing procedure

We charge an up front listing fee of £300 plus VAT (where applicable). This fee covers the initial listing, photographs, for sale boards and advertising. Your property will be dual marketed by Murcia Golf Properties and CHERSUN and their associated websites. This ensures superb coverage and the best chance of selling your property. Both companies are independent and have their own sites and advertising in Spain and the UK. The initial listing fee is deducted from the commission charged by either agency if a sale of the property is successful. The fee is non refundable and covers our initial expenses.

You can pay the listing fee by cheque or BACS bank transfer. Once you have completed the form we will email you with payment details.

We have dedicated show homes and pro-active full time sales advisers located within the resorts meaning that we are showing clients around property each and every day. We are not just dependent on booking inspection trips for clients to come and visit the region. Many of our re-sales are people who have been registered with us and have stayed on the resorts.

What do you get for paying an up-front listing fee?

We provide the best possible marketing to get your property sold. We have all aspects of marketing covered including multiple websites and maximum web optimisation on all the prominent search engines and portals. Examples include Yahoo, Rightmove Overseas, MSN, and Google - including Google ES.

Further marketing comes from a range of different magazines, a large network of referral agents from various countries & prominent ‘’SE VENDE’’ boards located all over the resorts. Your property will be featured on our websites and details will be prepared.

Why do we charge an up front fee?

We are aiming to market properties where the clients are very serious about selling. We get many enquiries on a daily basis from owners wanting to list their properties with us. The fee goes towards the initial setting up of the property sale, preparing details, colour photographs, ‘’SE VENDE’’ boards, advertising and listing the property on the different websites, accompanying all the viewings etc... We feel that this is a real commitment from the seller in the initial sales process. Please remember we deduct the fee from our commissions on completion of the sale so you will not be out of pocket.

What happens when we find you a purchaser?

All of our buyers are financially qualified and explained the buying process of your property by one of the directors. We take a non-re-fundable deposit from the purchaser gaining commitment for their purchase. We will produce a sales memorandum and instruct solicitors for both purchaser and seller. The solicitors will then produce a private purchase agreement between both parties with a further deposit payable upon signing. The financial and legal process will be tracked by us ensuring a speedy conclusion to the sale.

What do you need to do now?

Use the above form to complete the online registration process. Once we have cleared funds we will start the process of listing your property as active for sale.



Terms of Business

These terms of business are applicable to Murcia Golf Properties Ltd and Chersun SL.

By ticking the box on the Re-Sales listing form you agree to be bound by these terms.

  1. The agency commission will be an initial £300 (plus VAT if applicable) listing fee. If the property is successfully sold the full commission of 5% of the eventual sale price will be charged - less the initial listing fee. This is subject to a minimum fee of €10,000. ( VAT/IVA will be added where applicable)
  2. Murcia Golf Properties/Chersun will be joint selling agents for the period of 20 weeks from the date of this agreement. The agreement will continue after this period unless terminated by either party giving a further fourteen days written notice. The vendor agrees not to instruct any other agent to sell the property during the agreed period and agrees not to put up any additional for sale boards – private or otherwise.
  3. You will be liable to make payment to us, in addition to any costs or charges agreed, if at any time the sale of the property takes place with a purchaser introduced by us during the period of our agency, or with whom we had negotiations about the property during that period, or with a purchaser introduced by another agent during our sole agency period. The commission will be due on completion of the transaction and you agree instruct your solicitor to pay our fee out of the proceeds of sale on completion. Our commission charge is inclusive of all fees and expenses except where you specifically authorise us to carry out expenditure in respect of, for example, national advertising. If this payment is not received within seven working days from legal completion, we reserve the right to charge interest at 3% above the prevailing HSBC Bank base rate due from completion. In addition should our fee require collection proceedings, legal costs may be added.
  4. Both agencies will erect a ‘Se Vende’ board at the property (where possible). In order to meet the requirements of planning regulations.
  5. We intend to offer prospective purchasers mortgage and financial advice. A commission may be earned from these services.
  6. The joint selling agencies cannot accept responsibility for the maintenance or repairs of unoccupied properties for sale unless also appointed to manage the property.
  7. The property will be marketed at the agree price plus IVA. The agreed price does not represent a valuation – wherever possible we will endeavour to price the property according to current market conditions and will try to ensure that the vendor receives the best price possible. Details of the property contents included in the sale will be included in the property particulars.
  8. If an agreed sale is concluded the initial listing fee of £300 or Four Hundred Euros will be deducted from the commission charged.
  9. If there is any breach of these terms of business by the vendor the property will be withdrawn from sale and the initial listing fee will not be refunded.
  10. When a sale is agreed on the property a non re-fundable deposit will be taken by us from the proposed purchaser. Should the purchasers withdraw from the sale at any time you will receive €3,000 and we will retain €2,000 for expenses incurred.

Marketing will commence as soon as the listing fee has been credited to our account. It will be dual listed with both agencies within a 5 day period and will appear on all our websites soon after.
